What's New

Special Meeting of the Members - July 22 at 5:30PM at the Milton Library

The agenda items are:

  1. Presentation of options and proposals for maintenance of Bay Landing Community Roads.
  2. Question and answer session on Bay Landing Road Maintenance and Funding.
  3. Discussion of proposed amendment to Declaration, Article II (Membership and Voting Rights), Section 2 to add electronic voting, in compliance with DUCIOA 81-310.
  4. Vote on Proposed Amendment to Declaration.

It is very important that all owners be present or represented because maintenance and improvement of our roads is the largest investment that the Bay Landing Property Owners Association will make over time. A question-and-answer session will follow the presentation. Your participation is also critical because, in order to ratify the voting amendment, 80% of the lots represented in person or by proxy, must vote in the affirmative (33 of the 41 total votes are needed to ratify). Electronic voting greatly simplifies the voting process and can be done anonymously in EasyHOA. The state of Delaware has already approved electronic voting in the statute that governs property owners’ associations (DUCIOA 81-310). It should be noted that electronic voting is proposed as a convenient option, standard voting by in-person or proxy ballot will always be acceptable.


New Volunteer Groups Approved

The Board has approved two new volunteer groups, and your participation is welcomed. The Landscape workgroup will be responsible for assisting the Board in fulfilling its maintenance and beautification responsibilities for the common area grounds. The Social and Welcoming group will plan and promote social activities and events for the community as well as welcome new members and arrivals. These volunteer groups will report to the Board but will not require regular meetings, minutes, and reports to the Board as is required for HOA Committees such as Finance and Rules committees.


Please contact us by email if you would like to volunteer. There is no minimum commitment. The first Landscape group project will be Spring clean-up of the front entrance beds followed by plantings.



New EasyHOA Platform

EasyHOA is an HOA management software program purchased by the new Board starting in November 2024. A subscription fee is paid annually. This software has many new and innovative features that not only make the HOA boards tasks easier but also make it easier for all members and residents. The software consolidates document management, communications (email and text), a custom website, accounting/finances (including payment processing), request tracking, and management tools. The cost to the Association is much lower than the total cost of the individual components (QuickBooks no longer needed).

On this website you will find all publicly available Association materials using the menus at the top of the page. A welcome packet, a list of local Services, and some frequently asked questions (FAQ's) have been created to aid our homeowners (see tabs at top). Association files can be found under Documents. Please ensure the Association has your latest contact information, and your selection to receive communications by email, by visiting the Contact page.

2025 Annual Assessment Rate

Following the ratification of the 2025 annual budget, the 2025 annual assessment is $694.00. Of that amount, $370.73 is to fund the Repair & Replacement Reserves. (2025 reserve contribution is $15,200, divided by 41 lots). The Board emailed and mailed invoices to all homeowners in December. The assessment may be paid in up to 2 equal installments ($347) by January 31 and April 30, 2025.

Volunteers Needed

The Association is run entirely by volunteers. If you would like to serve on any of the committees or workgroups listed at the bottom of this page, please send an email to the Association or let one of the Board members know.

To report an issue in the common areas or violations within the community, please use the Action Request form located in the welcome packet or find the form under Document/Forms.

Next Meetings

The 2025 Regular Board meetings will be held on February 5, May 15, August 6, and October 1, 2025 at 7pm (Online using Google Meeting). A Special Meeting of the Members will be held on Tuesday, July 22, 2025 to discuss Road Maintenance and Electronic Voting followed by a vote to amend the Declaration to allow electronic voting.
